Finish-outs that hit the lease-commencement date
Whether you call it a retail finish out, a tenant improvement or a build-out, the job is the same: turn a bare shell or a dated suite into a space the tenant can open in. A-Best works as the finish-out contractor for San Antonio landlords, general contractors and business owners, self-performing the framing, drywall, ceiling grid and paint so one crew owns the schedule.
A tenant finish-out is a schedule with a lease attached. The landlord has a rent-commencement date, the tenant has a grand opening, and the drywall sub who slips puts both at risk.
Since 2003 A-Best has framed and finished retail, office, restaurant, and medical spaces across San Antonio, self-performing metal-stud framing through finish so demising walls, soffits, ceiling grid, and paint all move on one crew's schedule. As a commercial drywall contractor, we run a finish-out the way a general contractor would: framing, board, ceiling grid and paint sequenced against the lease date, with one crew from layout to punch list.
When the space sits inside an occupied center or tower, we run after-hours and phased shifts so the businesses around the work never feel it. Finish-outs are the retail-and-office side of the same capability behind our ground-up commercial build-outs.
What a finish-out includes
- Tenant demising walls: slab-to-deck, rated and firestopped
- Interior partitions & framing: offices, exam rooms, back-of-house
- Suspended ceiling grid & drywall ceilings: ACT, soffits, bulkheads
- Hang, tape, float & texture: to the finish level your plans call for
- After-hours & phased work: occupied centers and towers kept running
- Paint & punch-out: move-in-ready on turnover day (see commercial painting)

Tenant finish-out FAQs
Can you work after hours in an occupied building?
Yes. A lot of finish-out work happens in occupied retail centers, office towers, and medical buildings where the tenants next door are still open. We work nights, weekends, and phased shifts behind dust barriers, protect finished common areas, keep noise and debris contained, and clean the space daily so business around us keeps running.
Do you build demising walls between tenant spaces?
Yes. Demising walls that separate one tenant suite from the next are core finish-out scope. We frame them slab-to-deck to the rated detail in your plans, handle the sound and fire ratings the landlord requires, and firestop the head and penetrations so the space passes inspection.
How do you hold a landlord's turnover date?
Finish-outs live on the lease-commencement clock. We staff to the schedule, sequence framing, drywall, ceiling grid, and paint so we're never the trade holding up the tenant, and tell the landlord or GC about a slip early, not on turnover day.
What kinds of spaces do you finish out?
Retail storefronts, offices, restaurants, and medical and dental clinics. We frame partitions, hang and finish drywall, install suspended ceiling grid, build soffits and bulkheads, and paint to a punch-list-ready finish for whatever the tenant improvement allowance calls for.
Do you coordinate with the other trades and the GC?
Yes. We coordinate rough-in with the mechanical, electrical, and plumbing trades, hit framing and ceiling-cover inspections on the GC's master schedule, and carry commercial insurance with a certificate of insurance available for the landlord's or GC's project file.
Are you bonded?
Yes. A-Best Drywall, Inc. is bonded and insured. If your project requires a bond, say so with the bid request and we will send the bond information along with a certificate of insurance for your file.
Can you take over a finish-out another contractor started?
Yes. A lease date does not move because the first crew walked off. At The Arnold at Plaza Saltillo in Austin we came in to finish another contractor's scope on the ground-floor retail, and on StoryBuilt's projects we stayed through the developer's receivership and finished the work. Send us the plans, what is built and what is left, and we will price the takeover.
