How we run commercial and multi-family work
General contractors and project managers are buying a schedule, not just drywall. Here is how a commercial build-out, tenant finish-out or multi-family job runs with our crews.
Before we mobilize
We read the plans and the finish schedule before the first stick of steel goes up. Wall types, fire and sound assemblies, ceiling heights and level-of-finish callouts get checked against what is actually framed.
Conflicts are cheap to fix on paper and expensive to fix after rock is hung, so we flag them early rather than build them and argue later.
Working to your schedule
We size and phase the crew to your schedule, not ours. On multi-family that usually means moving building by building or floor by floor so framing, rough-in, hang, finish and paint stay stacked without tripping over each other. On finish-outs it often means night and weekend work so the tenant next door stays open.
Coordinating with the other trades
Framing gets left ready for mechanical, electrical and plumbing, with backing where it belongs. We do not close a wall until rough-in is signed off, and we sequence around ceiling grid and soffits so nobody gets cut out. If something upstream slips, you hear it from us before it becomes your problem.
Finish to the level the spec calls for
Level 3 behind heavy texture, Level 4 for typical paint and light texture, Level 5 where critical lighting or gloss paint will show every seam (see drywall finish levels explained). We finish to what the spec says, and if the spec and the lighting design disagree we tell you before it becomes a punch item.
Punch and closeout
We walk the space with you, work the punch list, and leave surfaces ready for paint or final finishes. One point of contact from estimate through closeout, so you are not chasing three different people for one answer.

Process FAQs
What happens during a free estimate?
We come look at the actual job, talk through your options, and give you an honest written quote with no pressure. A real estimate needs eyes on the wall, so for most residential work we set a time to visit.
How do you protect my home during the work?
We protect your home before work starts and keep the job site clean from the first day to the last.
When is the job finished?
The job is finished after we walk every surface together. We do not leave until you are happy with the result.
Do you check the plans before starting commercial work?
Yes. We read the plans and finish schedule before we mobilize, and check wall types, fire and sound assemblies, ceiling heights and finish levels against what is actually framed. Conflicts get flagged on paper, where they are cheap to fix.
