Finish-outs that hit the lease-commencement date

A tenant finish-out is a schedule with a lease attached. The landlord has a rent-commencement date, the tenant has a grand opening, and the drywall sub who slips puts both at risk.

We self-perform metal-stud framing straight through finish, so demising walls, soffits, ceiling grid, and paint all move on one crew's schedule instead of four.

Ground-floor retail inside a building that is still being built

At The Arnold at Plaza Saltillo — 346 apartments over roughly 9,500 square feet of ground-level retail on East 6th — we came in to finish another contractor's scope. That is the East Austin reality: the retail bays hand over while the residential floors above are still in progress, the rail platform is fifty feet away, and deliveries have to thread a transit-oriented site with no lay-down yard.

We have also finished work through a client's worst case. On StoryBuilt's townhome and multifamily projects we stayed on site through the developer's collapse into receivership and completed the job. General contractors remember which subs walked and which ones did not.

Occupied centers, after hours

When the space sits inside a leased center or an occupied tower, we run after-hours and phased shifts so the neighboring businesses never feel the work — dust control at the demising line, deliveries staged off-peak, and the corridor handed back clean every morning. Finish-outs are the retail-and-office side of the same capability behind our ground-up commercial build-outs.

Have you done finish-out work in Austin?

Can you take over a finish-out another contractor started?

Yes, and we have. At The Arnold we came in to complete another contractor's scope, and on StoryBuilt's townhome and multifamily work we stayed through the developer's collapse into receivership and finished the job. Send us what is built and what is left and we will price the takeover.

Can you work after hours in an occupied center or tower?

Yes. Phased and after-hours shifts are normal for us. We run dust control at the demising line, stage deliveries off-peak, and hand the corridor back clean every morning so the businesses around the work keep trading.

Do you build rated demising walls to the landlord's spec?

Yes. Slab-to-deck demising walls built to the exact rated detail in the lease exhibit and the drawings — correct stud gauge and spacing, the right layers of type-X board, and firestopping at the head and every penetration so it passes inspection the first time.

Do you handle ceiling grid and paint, or just the drywall?

Both. Suspended acoustical ceiling grid and tile, drywall ceilings, soffits and bulkheads, then hang, tape, float, texture and paint to the finish level your plans call for, through punch-out and turnover day.
