What San Antonio does to paint

West- and south-facing elevations here take a beating that north-facing walls simply do not. Between the sun angle and a cooling season that runs most of the year, the same paint that still looks new on the shaded side of a house can be chalking and losing sheen on the exposed side within a few years. We spec accordingly rather than coating every elevation the same way and calling it done.

Inside, the two things that catch people out are older trim and hard water. Houses through Monte Vista, Alamo Heights and the older near-north neighbourhoods often still carry oil-based enamel on the trim and doors, and latex put straight over it will peel in sheets within a year — that trim needs a bonding primer first, not a shortcut. And San Antonio's water is hard enough that mineral staining around tubs, sinks and exterior hose bibs will bleed through ordinary paint unless it is sealed with a stain-blocking primer.

Because we hang and finish drywall too, the wall gets repaired properly before anything is rolled — patched, textured to match, and primed — rather than painted over and left to show through.
