The difference between a patch and a finish

Anyone can slap mud on a hole. Making it vanish takes matching the texture pattern and the paint sheen to the surrounding wall — that's the craft.

San Antonio has three texture eras, and they do not mix

Most of this city's housing stock falls into one of three finishes, and telling them apart is most of the job. The post-war and 1970s tract homes through Jefferson, Los Angeles Heights and the northeast side are heavy acoustic and popcorn ceilings, often painted over twice. The 1990s and 2000s build-out along the 1604 corridor, Alamo Ranch and Converse is almost all orange peel and knockdown, sprayed in production volume, which means the grain is consistent and unforgiving of a mismatched patch. And the older houses in Monte Vista, Alamo Heights, Olmos Park and King William are hand-troweled plaster, or drywall hung over it in a later remodel, where the texture carries a trowel signature no spray rig reproduces.

We match all three by hand where the pattern demands it and by rig where it does not. On a repair we shoot a test board first, adjust the mud thickness and nozzle to the grain already on your wall, and feather the edge wide enough that the transition disappears under the room's own light rather than just under a work lamp.

One thing specific to a San Antonio ceiling: the cooling season here runs most of the year, and the constant expansion and contraction works patches loose at the seam if the repair was floated tight. We leave the joint room to move so the texture does not crack back open next August.

Popcorn comes down for the same few reasons every time: it dates a room instantly, it holds dust and cobwebs you can never really clean out, and a patch in it never fully disappears. What most people don't expect is that scraping it off is the easy half of the job.

Test it first. Acoustic texture from before the 1980s can contain asbestos, and so can some that went up a few years later while old stock was still being used. A lab test on a small sample is quick and inexpensive. If it comes back positive, the removal itself is a job for a licensed abatement company, and the finish work comes after they are done.

Painted popcorn is a different job. A lot of San Antonio ceilings have been painted over at least once, and paint seals the texture so water can no longer soften it. Those either get scraped the slow way or covered with a thin layer of new board, which is often the cleaner result.

The real work is underneath. Builders sprayed popcorn partly because it hid rough drywall joints, so the ceiling it covered was rarely finished to a paintable standard. Once the texture is off, the seams get taped and skimmed properly before any new finish goes on. That step is what separates a ceiling that looks new from one that shows every joint the first sunny afternoon.

From there it is your choice of finish: a smooth Level 5 skim for a modern look, or knockdown or orange peel to match the walls. Then it is primed and painted.
